近年来,房产价格伴随着城市化进程的加快而“水涨船高”,房产及其属性引起诸多探讨。从经济学的角度分析其商品、大宗耐用消费品、分配、投机、保值等多种属性,各种属性为房产交易双方提供了不同选择,进而不同程度地影响房价,而房价的涨跌完全遵循着客观市场规律,人为因素仅起辅助作用。为了满足房产“居者有其屋”的属性,需“多管齐下”,遏制涨价势头,建议从控制物价、挖掘多种理财工具、加快房产行业的整合与企业的转型、开发房产深层次使用价值、鼓励金融房产投资创新这几个方面入手。
