通过采用层次分析法,阐述了房地产投资风险评价指标的权重计算步骤,通过一致性指标CI和平均随机一致性指标RI,计算一致性比例CR,并进行一致性检验,最终得到具有满意一致性的判断矩阵对应的特征向量的各分量即为各个指标对上层的权重,为房地产开发项目投资风险分析提供理论与方法。

By adopting the analytic hierarchy process, the paper illustrates the weighting calculating steps of the evaluation indexes of the realestate investment risks, calculates the consistency proportion CR by the consistency index CI and the average random consistency index RI, undertakes the consistency inspection, and finally concludes the components with the characteristic vectors matched with the satisfactory consistency judgment matrix are the weight of all the indexes for the upper layer, so as to provide the theories and methods for the investment risks analysis of the real-estate developing programs.
