研究目的:分析土地市场的制度变迁,揭示土地制度的演化方向.研究方法:蛛网模型和制度经济学分析方法.研究结果:中国土地市场制度变迁的重心从收益、产权制度向价格、公共平台和秩序制度转换.研究结论:未来制度完善的主要方向是土地市场交易秩序的完善、公共平台的架构以及将产权基础、交易规则等既有的制度应用到农村土地市场中.

The purpose of this paper is to reveal the evolution direction of land institutions through the analysis of institutional changes in land market institutions. Methods of cobweb model and institutional economic analysis are employed. The research results indicate that the evolution focus of land institutions is being transferred from income and property system into price, public platform and order system. It is concluded that the melioration of land market trading order, the building of public platform and applying the existing system such as property rights and trading rules into the rural land market are the main melioration directions of future land market institutions.
