房地产行业的不断发展,房地产估价业务量日趋增多,估价的覆盖范围更加广泛,估价的难度、复杂度也越来越大,文章从房地产估价的特点及存在的问题出发,研究探讨将地理信息系统（GIS）应用于房地产估价系统的必要性及可行性,提出GIS房地产估价系统的主要功能模块,该系统对房地产估价业乃至整个房地产市场的发展必产生积极作用。

With the increasing development of real estate industry,the portfolio of real estate appraisal is aggrandizing,the appraisal objects are more extensive,and the appraisal is more and more difficult and intricate.Basing on Geographical Information System（GIS）according to the characters and the problems of real estate appraisal,this paper researches the importance and accesible adopting GIS into real estate appraisal.The main function module of the system of real estate appraisal on GIS are also introduced.The system will play positive role in the real estate appraisal industry and whole real estate market development.
