深入整理分析商业地产只售不租、租售结合、只租不售、地产金融四种开发模式,认为商业地产开发商应结合自身情况灵活选用四种不同开发模式;进一步阐释商业地产开发项目精准定位的内涵。并尝试运用零售饱和指数理论解决商业地产开发项目体量确定等问题。最后利用2012年我国35个大中城市商业地产相关数据,运用因子分析的方法聚合商业地产市场规模因子、城市宏观经济因子、市场吸纳因子、市场增长因子这四个因子,并计算出35个大中城市商业地产开发潜力得分,在此基础上,建议开发商开发时注意各城市之间商业地产开发环境与开发潜力的差异。

This article describes an overview status quo of the commercial real estate. Finishing in-depth analysis of commercial real estate development modes,including only for sale mode,sale and rental combined mode,real estate finance mode and only for rental mode. The commercial real estate developers should make a flexible choice of four kinds of different development modes according to their own situations. To further explain the connotation of the precise positioning of commercial real estate projects. Introduce a method of using theory of retail saturation index to figure out the proper volume of commercial real estate projects. Using 2012 China 35 large and medium-size cities related data to run a factor analysis. We name four factors as the market scale factor,the urban macroeconomic factor, the market absorbed factor and the market growth factor and calculate 35 large and medium-sized cities’commercial real estate investment potential scores. On this basis,it also suggests paying attention to the differences in commercial real estate development environment and investment potential among cities.
