基于野中郁次郎（Nonaka I）的知识螺旋理论，运用与隐性知识创新相关的非财务指标构建房地产开发企业知识竞争力模糊评价模型，用以评价决定企业长期竞争优势的内在驱动力。首先，在分析知识竞争力动态演化的基础上，构建评价指标体系；其次，通过问卷调查和行为实验方法给指标赋权，再计算出企业竞争力等级；最后通过算例分析说明模型的应用。这种新的竞争力评价方法可为房地产行业评价和企业竞争提供简明、实用的分析工具。

This paper builds a dynamical evolution and blurry evaluation model for real estate company knowledge competence based on knowledge corkscrew spin theory of Nonaka and developing trend of real estate industry. Firstly, it builds evaluation index system on analysis of knowledge shaping process. Secondly, it provides survey questionnaire for specialists to let them grade, and it gives weight applying methods of experimental economics. Lastly, it uses an example to explain the model further. It can provide a very compendious and useful tool for industry evaluation and enterprise competition.
