南京民国建筑无疑是散落世间的璀璨明珠，她记录了南京的历史，凝结了旧时期的记忆。然而土瓦结构的辉煌经不住时光的冲刷，民国建筑正在被人们以种种借口加以改造和破坏。典型的两个个例是总统府和1912建筑群。前者以其过往政治军事中枢的招牌得以实体性保护，后者则以精神文化上的意义被用以商业开发。前者的保护模式称之为文物型保护，后者称之为利用型保护。本文旨在以两者为个例，具体分析、探讨两者保护模式的定义、联系、区别、利弊。

Buildings built in republican era in Nanjing undoubtedly is a shining pearl in the world. They recorded the history of Nanjing, as the memories of the past time. However, these old buildings, faced up with transformations and disruptions by many reasons, could not resist the erosion of time. There are two typical cases:Nanjing Presidential Palace and Nanjing 1912 Blocks. Because of being our previous political and military hub, the former is mainly under material protection, while the latter is on the way called commercial development on account of its cultural significance. The former protection mode is called heritage protection, while the latter is usage protection. Based on two cases, a speciifc analysis is done to explore deifnition, contact, difference, pros and cons between these two protection modes.
