国内外已经有许多关于房价波动与居民消费的关系的文献,但是不同的学者却得出了截然相反的答案。本文基于广义虚拟经济视角针对居民财富禀赋对消费影响的心理效应来考察,通过是否拥有住房及是否有购买住房的意愿,将居民分为三种类型,并分别建立动态方程,考察房价变动与政府货币政策对居民消费的影响,发现不同类型的居民对房价上涨的影响是不同的。因此要研究房价变动是否能引起居民消费的变动,关键看各个类型居民的比重。同样,政府实行扩张性的货币政策并不一定能促进居民消费,不同类型居民的消费受货币政策的影响也是不同的。随着拥有住房居民的比例越大,房价上涨能引起居民消费的增加。

The price fluctuation and the relationship between the residents' consumption has the domestic and foreign literature, but different scholars have come to the opposite answer. In this paper, from the per-spective of psychological effect of generalized virtual economy based on the wealth effect on consumption of resources, the ownership and whether there is a willingness to purchase a home, the residents will be divided into three types, and the dynamic equations are established, the influence of changes in prices and govern-ment monetary policy on consumption, found that different types of residents the different effects on housing prices. So to research whether the house price changes can cause the consumer changes, the key to see various types of residents proportion. Similarly, the government to implement expansionary monetary policy does not necessarily promote consumption, the impact of different types of residents' consumption by monetary policy is different. With the greater proportion of housing residents, housing prices can cause the increase of residents' consumption.
