近年来,我国人口老龄化呈持续加剧之势,关注老年人的居住生活方式,探索养老地产开发模式具有十分重要的现实意义。通过对长沙市养老地产开发的可行性和制约性因素分析,进一步提出在开发养老地产的过程中开发商应注重项目选址、主导产品定位、规划设计和提升管理服务水平,地方政府应给予一定的政策支持。

In recent years,the aging population has been continuously increasing in China.Paying attention to elderly people’s lifes-tyles and exploring the endowment real estate development model are of great practical significance.Through analyzing the feasibility and restricting factors of endowment real estate in Changsha,the study puts forward that endowment real estate developers should pay attention to the project site,the leading product positioning,planning and management service level in the process of developing en-dowment real estate projects and the local government should provide certain policy support.
