我国自2003年以来开始了对房地产市场的持续宏观调控。调控期间,房价在总体上呈现上涨态势的同时,涨幅随着政策的调整而产生了高低起伏。当前调控目标还未完全实现,房地产调控政策不会动摇,但受国内外经济环境的制约,调控政策也不宜再行收紧。短期房价将会探底求稳,长期中由于城市化发展的需要,房价将会稳定上涨。今后,应通过研究建立房地产宏观调控的长效机制等措施,确保我国房地产业健康发展。

China has started sustained macro-control on real estate market since 2003. During the regulatory period, the housing price is showing a rising trend in general, but the growth rate fluctuates with the adjustment of the policy. The current regulation policy will not be shaken until the objectives have been fully realized. But the policy should not be re-tighten because of the constraints of the domestic and international economic environment. Housing price will probe bottom and he stable in short term, at the same time, price will rise stably due to urbanization development in long-term. In the future, we should research to establish the persistent effect mechanism and other measures of real estate macro- control to ensure the healthy development of the real estate industry in china.
