旧房改造是每一个不断发展中的城市面临的问题。单纯从技术经济上评估很多旧建筑，应予以拆除，但由于房屋的使用价值、房屋所有者、投资者的需求及规划上要求的不同以及历史保留价值等因素，还必须保留它们，并加以维修改造。本文阐述了旧房改造的必要性及层次分析法原理在其中的应用，为旧房改造设计和节约资金提供依据，同时将层次分析法应用于旧房改造决策领域，能够取得很好的效果。

Old house renovation is a problem faced by every continuous developing city. Simply assessing from the technology and economy, many old buildings should be removed, however, due to the using values of housing, the demands of homeowners and investors, the different requirements of planning, the historic conservation values and so on, old buildings must be retained and should be maintained and reformed. The paper analyzes the necessity of old house renovation and the application of analytic hierarchy process, provides reference for renovation design and saving money, at the same time, it applies analytic hierarchy process in the field of old house renovation decision and acquires favorable effects.
