为了促进房地产市场稳定健康发展，政府颁布了限购令、房产税、住房信贷、保障房建设等新政策，房地产市场的发展机会与挑战并存。采用SWOT分析方法，对商洛市房地产市场发展现状进行分析，结合商洛市975名居民住房问卷调查及其用SPSS软件分析结果和统计局数据，研究商洛市房地产市场的优势、劣势、机会和威胁，并提出发展对策。

In order to promote stable and healthy development of the real estate market, government has promulgated such new policies as property-purchasing limitation, real estate tax, housing credit, low- income housing construction, etc. Development opportunities and challenges of real estate market coexist. SWOT analysis is applied to analyse the development status of real estate market in Shangluo City with combinition of SPSS analysis results on the housing questionnaire of 975 residents in Shangluo City with the data of Bureau of Statistics, the advantages, disadvantages, opportunities and threats of real estate in Shangluo city are discussed, and the development countermeasures are proposed.
