研究目的：比较通过招标拍卖挂牌方式和其他方式取得土地的企业其土地要素产出弹性的差别，考察招标拍卖挂牌制度安排的资源配置效率，推动土地出让制度改革。研究方法：利用工业园开发区企业微观面板数据，将土地要素引入Cobb-Dauglas生产函数，按取得土地的时间和取得的方式分别分组比较土地要素产出弹性。研究结果：招标拍卖挂牌土地的产出弹性较其他的方式高，其他方式取得土地的企业存在一定程度的规模报酬递减；2008年及以后取得土地的企业较之前的企业的土地要素的产出弹性高。研究结论：划拨交易导致土地资源粗放利用，出让交易方式有助于提高土地集约利用水平；2008年以来的土地使用制度激励企业土地集约利用的效果已经显现。

The purposes of the study are to compare the difference of land output elasticity among different conveyance modes, such as tender, auction or listing, and to evaluate the efficiency of tender, auction or listing on resource allocation in order to promote the land transaction policy reform. Method of Cobb-Douglass production function including land factor is employed. The result indicates that tender, auction or listing institute has higher output elasticity and higher efficiency than other modes. It is concluded that the policy of land tender, auction or listing leads to the intensive use of land resources. The incentive effect on intensive land use has already been verified since 2008.
