研究目的：揭示土地垄断及买方垄断势力对土地储备资本结构的影响。研究方法：文献资料法、静态比较分析法和政策分析法。研究结果：土地储备双重市场势力使土地储备能够获取超额垄断利润，超额垄断利润的变动对土地储备的资本结构具有调节作用。研究结论：优化土地储备的资本结构，培育土地储备的财务理性，应在土地储备各环节加大市场化程度，减少垄断利润空间。
연구목적：게시토지롱단급매방롱단세력대토지저비자본결구적영향。연구방법：문헌자료법、정태비교분석법화정책분석법。연구결과：토지저비쌍중시장세력사토지저비능구획취초액롱단리윤，초액롱단리윤적변동대토지저비적자본결구구유조절작용。연구결론：우화토지저비적자본결구，배육토지저비적재무이성，응재토지저비각배절가대시장화정도，감소롱단리윤공간。
The purpose of this paper is to reveal the effect of land monopoly and monopsony powers on the capital structure of land banking. Methods used include literature and data, static comparative analysis and policy analysis. The results show that the dual market power of land banking leads to excess monopoly profits of land banking. The change of the profits can be a tool for adjusting the capital structure of the land banking system. The conclusion of the study is that government should increase the market role in varieties stages of land banking operation and constrain the monopoly profit in order to optimize the capitol structure of land banking and foster the financial feature of land banking.
