城市土地利用效益是诸多因素综合作用的反映，以咸宁市为实证分析对象，从社会、经济和生态三个方面构建城市土地利用效益评价指标体系，利用功效系数法对咸宁市土地利用效益在时间序列上的发展趋势和相对提升幅度进行全面评价，结果表明：（1）2003-2012年间，咸宁市土地利用效益整体呈上升趋势；（2）城市土地利用综合效益的发展趋势与城市土地利用经济效益有很大的关联性；（3）调整土地利用结构，注重生态环境保护与经济发展同步协调，是提高咸宁市土地利用效益的有效途径。
성시토지이용효익시제다인소종합작용적반영，이함저시위실증분석대상，종사회、경제화생태삼개방면구건성시토지이용효익평개지표체계，이용공효계수법대함저시토지이용효익재시간서렬상적발전추세화상대제승폭도진행전면평개，결과표명：（1）2003-2012년간，함저시토지이용효익정체정상승추세；（2）성시토지이용종합효익적발전추세여성시토지이용경제효익유흔대적관련성；（3）조정토지이용결구，주중생태배경보호여경제발전동보협조，시제고함저시토지이용효익적유효도경。
The city land utilization is the reflection of many factors’comprehensive effect.This paper is taking advantage of Xianning city as actual analysis object,construct city land utilization benefits evaluation index system from three aspects that is social,economic and ecology,attempt to making a comprehensive appraisal to the development trends in time series and the relative increase scope of Xianning city land utilization benefits based on efficacy coefficient method.The results indicated that Xianning city land utilization benefits has appeared an overall upward trend between 2003 and 2012;the city land utilization comprehensive benefits development trend linked with city land using economic benefits closely;adjust land utilization structure and attach importance to the synchronized coordination between eco-environmental protection and economic development are effective methods to improve Xianning city land using benefits.
