准确的项目定位是商业地产成功开发的关键。本文通过对商业地产项目定位内容以及影响因素的分析研究，结合文献资料，从项目定位的可实施性、项目定位的全面性、项目定位的独特性、项目定位的社会效益等方面构建了商业地产项目定位的评价指标体系，并通过结构方程模型对建立的指标体系进行检验，验证了该评价指标体系的合理性。

Accurate positioning is the key to the successful development of the commercial real estate project. Based on commercial real estate projects positioning content and research on influence factors, combined with literature, from the implement, comprehensive, uniqueness and social benefits of the project positioning and so on, this paper builds the evaluation index system of commercial real estate project positioning, and inspects the index system through SEM, verifies the rationality of the evaluation index system.
