2000年到2010年十年间,随着中国城市住房改革的深入和住房市场的快速发展,城市居民住房来源结构也发生了较大变化。本文综合不同视角对当前中国城市居民住房来源体系进行了梳理,选取购买商品房、购买经济适用房、租赁住房和自建住房4种类型,以第五次人口普查和第六次人口普查的数据为基础,分析了中国31个省(市、区)城市居民住房来源的构成、变化和省际差异特征,并通过构建神经网络对省际差异的影响因素进行分析。最后得出结论并对未来城市居民住房结构的变化进行展望。
2000年到2010年十年間,隨著中國城市住房改革的深入和住房市場的快速髮展,城市居民住房來源結構也髮生瞭較大變化。本文綜閤不同視角對噹前中國城市居民住房來源體繫進行瞭梳理,選取購買商品房、購買經濟適用房、租賃住房和自建住房4種類型,以第五次人口普查和第六次人口普查的數據為基礎,分析瞭中國31箇省(市、區)城市居民住房來源的構成、變化和省際差異特徵,併通過構建神經網絡對省際差異的影響因素進行分析。最後得齣結論併對未來城市居民住房結構的變化進行展望。

Housing problem generally refers to the social problem of insuring that members of society have a home to live in, whether this is a house, or some other kind of dwelling, lodging, or shelter. In first decade of new cen-tury, with the further development of Chinese urban housing reform and rapid development of housing markets, the housing supplying sources of Chinese urban residents have been changed. A census is the procedure of systematically ac-quiring and recording information about the members of a given population. The housing source data of urban residents had been included in 5th and 6th census of China. This study analyzed current system of housing supplying sources for Chinese urban residents, selected 4 housing supplying types-purchase commer-cial house, purchase affordable housing, rental housing and self-built settle-ments-to analyze the structure, changes and provincial differences based on 5th and 6th census data, and next analyzed the influence factors to provincial differences of urban residential housing source by using neural network model. The analysis results show that: 1) Over the past decade, the percentage of ur-ban residents bought the commodity housing had a large increase, the percent-age of self-built settlements of urban residents had a large decrease, and the percentage of urban residents rented housing had a little increase. 2) The current provincial housing supplying sources had different characters. The percentage of purchasing commercial houses in north provinces is higher than which in south provinces; the percentage of purchasing affordable housing in west provinces is higher than which in east provinces; the percentage of rent-ing housing and of self-built settlements in south provinces is higher than which in north provinces. 3) Local average housing and urbanization level have significant effect to provincial difference of purchasing commercial houses;the local average income level and housing price have significant effect to provincial difference of purchasing affordable housing; the foreign population is the key affecting factor to provincial difference of renting housing; the local urbanization and average income level have significant effect to provin-cial difference of self-built settlements. Finally, came to the conclusion and the changing trends in the future was discussed.
