新就业大学生的住房问题已经成为社会关注的热点话题，以这一群体为主要受众之一的公租房政策在各地纷纷出台并被纳入保障性住房体系。本文通过对南京市新就业大学生住房供需状况的调研，首先分析这一群体的社会特征及其对住房的实际需求，认为这一群体有着强烈的租房需求，并对低租金、小户型、交通及配套设施以及政策关注等方面的需求特征明显，然后从市场租赁主导下的住房供给、政策主导下的公租房供给两个角度分析新就业大学生的住房供给现状，并对当前公租房政策的实施状况进行了阶段性分析，最后对新就业大学生未来住房的多途径供给进行了总结，并对相应的公租房政策实施提出了相关建议。

Housing problems of entrant graduate have become hot topics for public concern, while the Public rental housing policy has come out in many areas which mainly provide housing for entrant graduates. This paper investigates the housing demand and supply condition for entrant graduates in Nanjing by analyzing the social characteristics and housing demand of this group. This paper points out that this group has obvious demands for rental house supply, the housing location, the house type and the relative policy. Secondly, from the market leading and policy leading house supply angles of view, the situation of house supply for entrant graduates was analyzed, and the policy implementation effect on public rental house was analyzed. At the end, this paper concluded that there are the multiple ways of future house supply for entrant graduates, and relative suggestions were given about the policy implementation of public rental house for this group.
