对房地产行业资本结构的宏观经济因素进行理论分析基础上,选取在沪深上市的9家优质房地产上市公司为样本,采用实证分析方法,对公司资本结构的微观因素进行分析。从而提出政府应加强宏观调控与市场调节相结合、企业自身应完善资本结构等建议,为优质房地产行业上市公司的资本结构进一步优化提供参考。

Based on a theoretical analysis of the macroeconomic factors of the capital structure of the real estate industry, this paper chooses nine listed real-estate companies with successful performance and carries out an empirical analysis of the micro factors that influ-ence their capital structure. It is suggested that the government's macro regulation and should be combined with market regulation to guar-antee better result, and that such companies should their best to improve their capital structure, hence it might be reference for all the other listed real-estate companies.
