房地产金融是房地产业与金融业密切结合的产物,严格意义上讲,属于金融业务的一种.然而我国房地产企业自诞生以来,一直承担着房地产投资和融资的双重角色,融资已然成为房地产企业内部的重要职能和经济活动.房地产企业既充当资金需求的主体,又充当融资的主体,在一定的历史发展阶段有其存在的客观必然性.但由于职责错位,房地产企业融资活动的内部化在实践中产生诸多问题,不利于我国房地产业的发展和房地产金融市场的完善.为此,本文从专业化分工的角度提出将我国房地产企业的投资活动和融资活动分离,实行融资活动外部化,即由专业化的团队和机构为房地产企业开展融资活动.同时,就如何实现房地产企业融资活动外部化提出对策建议.

Real estate finance is the product closely combined with of the real estate and financial industries, strictly speaking, it belongs to one of the financial business. However, since the birth of the real estate enterprises in China, the real estate enterprises has been responsible for the dual role of the real estate investment and financing, financing has become an important internal functions and economic activities of the real estate enterprises. Real estate enterprises act as both the main demand of funds, but also act as a financ-ing body, the objective necessity of the existence of this phenomenon in a certain stage of historical development. However, due to the dislocation of duties, internalization of real estate enterprises finance activities create many problems in practice, this is not conducive to the development of China's real estate industry and real estate financial markets improve. For this, in this paper, from specialization angle, investment activities and financing activities of real estate enterprises in China should be separated, to externalize real estate en-terprises finance activities, that is, by a team of professional and institutional to carry out financing activities for real estate enterprises. At the same time, this article has some suggestions for how to achieve the real estate enterprises finance activities externalized.
