本文将“人口统计特征”与“现住房条件”作为城镇居民改善住房条件意愿的影响因素,并应用Logistic 回归模型和入户调查数据实证分析了这两类因素对城镇居民改善住房条件意愿的影响.研究结果显示,户籍特征对城镇居民改善住房条件意愿影响并不显著,住房性质、住房建成年代及住房户型的影响部分显著,而常住人口数、人均月收入、住房成套情况、住房完好程度、自有或租住、人均住房面积则有非常显著的影响.

This paper attributes the‘demography’and‘current housing condition’reasons for impacts on the urban residents’willingness to improve housing condition.The empirical analysis of the impact on the willingness of urban residents is given by use of Logistic regressive model and housing investigation data.The empirical study concluded that:‘household register’has no significant influence on the willingness to improve housing condition,while‘housing property’and‘house built years’and‘dwelling size’have partly significant influence,but‘number of residential people’and‘average income’and‘whole set or not’and‘house intact or not’and‘own or rent’and‘average housing area’have strong significant influence.
