研究目的：探究开发区土地集约利用潜力实现的约束及途径。研究方法：实证研究法，对比分析法。研究结果：开发区可实现的潜力与理论潜力存在较大的差异，潜力的实现与用地类型、用地时间和企业类型及成长阶段关系密切。研究结论：在探索开发区土地集约利用潜力时要充分考虑各种约束条件，并以单个地块为测算对象。

The purposes of this article are to explore the constraints and countermeasures of realizing potentially intensive land use in development zones. Methods employed were empirical research and comparative analysis. Results show that there is a large gap between achievable potentiality and theoretical potentiality, and there is a close connection between realizing the potentiality with the land types, the time of using the land, type of enterprises, and the development stage of the enterprises. It is concluded that in exploring the potentiality of intensive land use in development zones we should take all the constraints into account and base on the scale of individual plot.
