在新型城镇化发展背景下,保障性住房应关注建设规模影响因素分析,进行科学合理决策,实现可持续性发展。以山西省为例,首先对山西省保障性住房建设已完成情况及相关政策进行总结;其次运用灰色关联度模型对保障性住房建设规模影响因素进行分析,得出土地供应面积、住宅投资额以及商品住宅平均价格的关联度显著性最大的结论;最后提出拓宽土地供应渠道、引进社会资本、平衡政府与市场关系、完善相关制度体系等建议,为后期保障性住房建设提供参考。

Under the background of the development of new urbanization,security housing should pay attention to the influencing factors of construction scale, making scientific and reasonable decision and achieving the sustainable development.The paper firstly summarizes the policy and the completed construction of security housing in Shanxi Province. Through analyzing the influencing factors of the construction scale of security housing by the grey correlation model,the paper secondly achieves the conclusion that the supply areas of land,the residential investment and the average price of commercial housing have the most remarkable correlation degree.The paper at last makes suggestions from the balance of relation between the government and the market,the introduction of social capital,widening the channel of land supply,improving the related system and so on,providing reference for the construction of security housing in the late.
