交通便捷状况历来都是购房者购房过程中比较关注的因素。交通因素,尤其是城市轨道交通( URRT)对周边房价的影响巨大,对其影响的研究显得非常必要。本文以运营成熟的武汉轻轨为研究对象,研究武汉市URRT对周边房价的影响,旨在发现各站点的影响范围,揭示URRT对房价影响的空间效应。结果表明:URRT对沿线房价变化的影响范围并不是单一的值,而是随着至市中心的距离变化而变化的。在市中心附近的轻轨站点的影响范围比较小,随着站点距市中心距离的逐步增大,影响范围呈明显递增的趋势。而通过广义交通成本模型研究各站点可能的最大增值空间,发现楼盘距离市中心越远,其房价的最大增值空间就越大。研究结论可为政府制定相关政策提供依据,也为轨道交通公司、房地产开发商、购房者提供参考意见。

The convenient traffic condition is the significant factor in the process of buying house. Traffic factors, especially the urban rail transport, have tremendous impact on the surrounding housing prices, so it is very necessary to analyze the impact. Based on the mature operation of Wuhan urban rapid rail transit, this paper analyze the impacts of URRT on housing markets. The purpose of this paper is to find the influence area of each station and the spatial effect of the impact on the price of housing markets by URRT. The results show that the scope of influence is not a single value but varies with the distance to the city center. The station of rail transit closed to the city center are affected slightly. With the increase of the distance from station to the city center, the scope of influence presents with progressive tendency, and through the research of generalized transportation cost model for largest possible value-added space in this district, the study found the farther distance from the houses to the center city, the higher maximum value-added space of the housing price is. It provides gist for government to formulate relevant policies, it also provides a reference for the rail transportation company, residence developers, and property buyers.
