基于动态资本结构理论，分析我国2003年—2013年上市房地产公司报表数据，研究资本结构在企业特征变量及宏观经济因素影响下的调整速度及变动。实证结果表明，房地产上市公司资本结构的调整速度受宏观经济因素和企业特征因素的综合作用，并且加入宏观经济变量降低了资本结构的调整速度，宏观经济因素对上市房地产企业资本结构向目标资本结构调整速度有显著影响。
基于動態資本結構理論，分析我國2003年—2013年上市房地產公司報錶數據，研究資本結構在企業特徵變量及宏觀經濟因素影響下的調整速度及變動。實證結果錶明，房地產上市公司資本結構的調整速度受宏觀經濟因素和企業特徵因素的綜閤作用，併且加入宏觀經濟變量降低瞭資本結構的調整速度，宏觀經濟因素對上市房地產企業資本結構嚮目標資本結構調整速度有顯著影響。

This paper attempts to interpret the impact of several macroeconomic factors on the speed of capital structure ad-justment toward target leverage, based on the annual report from 2003 to 2013 of the firms in the real estate industry in China. The findings show that capital structure adjustment speed is combined affected by macroeconomic factors and firm characteristics factors. After joining the macroeconomic variables, capital structure adjust slower. Macroeconomic factors signif-icantly affect the capital structure adjustment speed of the listed real estate companies toward target capital structure.
