文章以我国西北地区产权抵押试点地区农户2013年的调查数据为样本，研究分析农户产权抵押融资借贷及其福利效应。研究结果表明：农村产权抵押借款对于农户家庭的福利效应显著，农户借款促进了农户家庭收入的增长并带动了农户家庭生产支出的增加；目前我国西部地区形成的两种产权抵押融资模式对于农户福利水平的影响不同，农户自发、自下而上推动的抵押融资模式对农户家庭农业收入及年收入具有显著促进作用；政府主导、自上而下引导的抵押融资模式对于农户非农收入具有显著拉动作用；此外，土地规模化经营模式能有效促进农民增收。

Based on the 2013 survey data of the property mortgage of rural households in pilot areas in north‐west area of China ,this paper analyzed the household property mortgage financing and its welfare effect .The results show that the rural property mortgage loan had significant effects on household welfare ;it promoted the household income growth and led to an increase in household production expenditure .And the two kinds of ru‐ral property mortgage financing mode in China’s western regions had different influences on household welfare;the mode dominated by households had significant positive impact on households’ agricultural income and fami‐ly total income ,w hile the mode dominated by governments can promote an effective increase in non‐agricultural household income .The study also found that the land scale management can effectively promote the increase of household income .
