中国房地产业在物质条件、城镇功能和城镇形象以及产业基础等方面推动了新型城镇化的发展，而新型城镇化战略的实施也为房地产业发展提供了庞大的刚性需求。但是，中国房地产业发展还存在着市场垄断行为严重、供给的结构性矛盾突出、房价持续走高和房地产业“一枝独秀”等问题，一定程度上阻碍了新型城镇化的可持续发展。为此，要加大政府的调控力度，实行土地和住房的双轨制管理，实行出让金年租制，完善房地产税制度，加快房地产业转型创新，实现中国房地产业的可持续发展。

The real estate industry promoted the new urbanization development in respects of material condi-tions, urban functions and image as well as the industrial base in China.The implementation of new urbanization strategy also offers a huge rigid demand, a vast development space and a sustainable development atmosphere for the real estate industry.However, there are still serious monopolistic behaviors, the prominent supply contradic-tions, the continuing-rising price and “thriving”industry and other issues in China’ s real estate industry, which hindered the sustainable development of new urbanization to a certain extent.Therefore, the governments should in-crease efforts to regulate the industry, implement dual-track management and the land premium rent system, im-prove the tax system and accelerate the transformation and innovation in order to achieve the sustainable develop-ment of China's real estate industry.
