选取长沙地铁2号线一期经过的岳麓区部分站点为例，利用SPSS软件进行回归分析，研究了轨道交通对沿线商品住宅价格产生的影响，并进一步分析了商品住宅价格与其距地铁站距离、市中心距离之间的联系，确定了长沙地铁2号线一期对附近商品住宅价格的影响半径。
