利用变异系数法、改进的TOPSIS法、耦合协调度模型,对武汉市2002—2013年城镇化与房地产发展协调性进行测度。研究结果表明:①2002—2013年12年间武汉市城镇化水平与房地产发展状况均呈不断增长态势,城镇化发展综合指数由2002年的0.0837发展到2013年的0.8659,房地产发展综合指数由0.3064上升到0.6828;②研究期内,武汉市城镇化与房地产发展耦合协调度指数逐年递增,共经历了中度失调、轻度失调、濒临失调、勉强协调与初步协调5个阶段,到2013年底也仅处于初步协调阶段。因此,需要在城镇化推进过程中合理确定城市定位以及城市的主导产业,引导房地产有序发展。

The paper adopted variance coefficient approach , the improved TOPSIS method and the coupling de-gree model to measure the coordination between urbanization and real estate development from 2002 to 2013 in Wuhan City.The results showed that:(1) the synthetic appraising index of urbanization and real estate development in Wu -han City had been increased year by year from 2002 to 2013, the synthetic appraising index of urbanization in 2002 is 0.083 7, while in 2013, it becomes 0.865 9, and the synthetic appraising index of real estate development in 2002 is 0.306 4, in 2013, the value is 0.682 8;(2) the coupling coordinative degree index between urbanization and real estate development had been increased year by year in study period , it had experienced five stages:moderate disor-ders, mild disorders, on the verge of disorders , barely coordination and preliminary coordination , by the end of 2013 was only in the preliminary stage of coordination .In the process of urbanization ,we should determine a reasonable po-sitioning of the city as well as the city ’ s leading industries , and then help the real estate developed properly .
