民用住宅是满足中国广大农村和城镇人口基本生活保障的建筑，随着经济发展和人民生活水平的提高，民用住宅的建筑结构发展很快，变化较大。本文分析和探讨了民用住宅结构的变化趋势，分析了把握民用住宅建筑发展的脉搏，开发和发展符合节能环保、美观大方特点的新型民用建筑住宅的必要性。当前的民用住宅建筑存在建筑管理水平不规范、节能意识不强、建筑结构强度不高、建筑配套设施不完善等各方面的问题，未来民用住宅建筑施工应向施工的产业化、住宅环境的生态化、住宅功能的完善化和建筑结构设计风格的多元化方向发展。

Civil residence is a kind of architecture to meet Chinese rural and urban population's basic living security, with the economic development and the growth in people's living standard, the development of civil residence's building struc?ture is rapid, and the change is relatively big. The article analyzes and discusses the change trend of civilian residential structure, meanwhile analyzes the necessities of grasping the pulse of civilian residential buildings' development, and de?veloping new civil residential buildings which comply with the concept of energy saving and environmental protection, at the same time with beautiful appearance. Currently, civil residence architectures’construction management level is not standard, its energy conservation consciousness is not strong, its building structural strength is not high, and the building supporting facilities of them are not perfect, in the future, civil residential building construction is committed to developments toward the industrialization of construction, the ecologicalization of residential environment, the improvement of residential function and the diversification of the design styles of building structures.
