当前房地产价格居高不下引发了一系列经济和社会问题而地方财政收入进入中低增速平稳新常态。为深入研究房地产价格与地方财政收入的协同效应,本文在梳理、回顾国内外研究文献的基础上,建立了1998-2012年省际动态面板数据模型并进行了实证分析。研究发现,房地产价格与地方财政收入两者之间互为因果,构成复杂的交叉作用机制;地方财政收入存在明显刚性且向稳态收敛;当期及滞后一期房地产价格、作为控制变量的其他第三产业增加值、工业增加值对地方财政收入具有显著的正向协同效应。

Recently the high real estate price has caused a series of social and economic problems ,w hile the local fiscal revenue show s a moderate or slow grow th and tends to be stable .In this paper ,an in‐ter‐provincial dynamic panel data model from 1998 to 2012 is established to study the cooperative effect between real estate price and local fiscal revenue based on the review of related research litera‐ture at home and abroad .The results show that real estate price and local fiscal revenue interact as both cause and effect ,composing complex cross‐effective mechanism ;local fiscal revenue is of obvious rigidity and converges to a steady state ;the current real estate price and the lag one ,the industrial added value and other added value of the tertiary industry as the control variable have a significant positive cooperative effect on local fiscal revenue .
