利用江苏省886个农户调研样本数据，基于农户分化下研究农民宅基地退出意愿差异性，首先通过交叉表进行描述性统计分析其差异性，并利用Logistic模型对农民宅基地退出意愿影响因素进行计量分析，得出主要影响农民宅基地退出意愿的因素有农民宅基地产权归属认知、农民受教育程度、农户家庭所在区位性质、农地流转情况、农户家庭类型、家庭规模及受访者年龄7个因素，基于此提出宅基地退出工作应倾向于中远郊地区、对退出农户实行各项包括就业、社会保障措施解除农民后顾之忧、针对不同类型农民实现多样化安置补偿方式选择等政策建议。

Farmers’ willingness to homestead exit differences was studied based on the differentiation of farmers by 886 households sample survey data collected in Jiangsu Province.First descriptive statistical analysis was conducted of their differences through crosstabs.Then the logistic model was used to analyze factors affect?ing farmers’willingness to exit homestead.The results showed that the main factors include farmers’homestead property ownership cognitive,their education,their home location,agricultural land transfer case,farm house?hold type,household size and age of the respondents.Based on this,this paper proposes that work should be in?clined to exit homestead in suburban areas,to withdraw from the implementation of various farmers including employment,social security measures to lift the worries of farmers,diversify resettlement compensation policy implications for the selection of different types of farmers and so on.
