分析定级因素对土地级别的作用强度和影响规律,为揭示城镇土地质量空间的差异原因提供依据。采用50 m ×50 m为定级单元,对新乡市城镇土地的商业与住宅用地进行定级,采用比较法、网格法、K ring泛克里格法、剖面线法等,研究定级因素与土地质量的影响关系。结果表明:①定级因素的作用强度比定级作用分值和因素权重值能更好反映出因素对土地质量的贡献程度;②定级因素对土地质量影响因土地用途和扩散方式的不同而有差异,扩散性因素对住宅用地作用强,对商业作用弱,对高级别影响大,对低级别影响小;非扩散性因素对不同用地定级和不同级别影响程度基本一致;③定级总作用分剖面线呈偏正态分布,在同一空间上,住宅因素作用分要高于商业;随着级别降低,商业用地级别作用分减少幅度加大。

The study analyses grading the strength and influence of factors on the level of the land ,to provide the basis for revealing the reasons for differences in the quality of urban land space .It uses 50 m × 50 m grading unit for the rating of commercial and residential use of urban land in Xinxiang ,and by comparison ,using the grid method ,Kring Kriging method ,and Hatch method to study the impact of grading factors on the land quality .The paper concludes that ①it is the strength rather than the grading function score and the factors weight value that can better reflects the factors on the contribution degree of land quality ;②impact of grading factors on the land quality varies according to the different methods of land use and different diffusions ,with strong effect of diffusible factors on housing land ,weak effect on business ,greater influence at higher grade ,and smaller effects at lower grade;non‐invasive factors have roughly the same effect on different land grading ;③grading function points section line is always skewed normal distribution ,in the same space ,residential factors points being higher than the business ;and the reduction of land grade leads to a greater decrease of commercial land level points .
