现有隔震建筑经济性研究缺乏对建筑无形价值的考量,影响决策者对隔震技术应用决策的评估。引入价值工程法对隔震建筑经济性进行分析,建立隔震建筑决策功能评价指标体系,运用模糊综合分析法进行功能评价,基于全寿命周期法展开成本分析,根据多遇、设防、罕遇地震超越概率及对应的破坏性态损失值,推导失效损失费用全概率计算公式,提出隔震项目决策中应用价值工程法的步骤和需要确定的参数,建立隔震建筑决策价值评价模型。通过某幼儿园项目决策实例分析,结果表明,采用隔震技术设计,建筑功能提升,全寿命周期成本略高,总体应用价值提升。分析结果可为建筑应用隔震技术决策分析提供参考。

The research of economy analysis for isolation buildings were unable to evaluate the intangible value of building, it may mislead the decision-makers to make inappropriate evaluation of isolation technology. For these reasons, the work done in this paper introduces the Value Engineering to analyze the economy of isolation projects, setting up the index system of function assess of isolation building, evaluating the function coefficient using fuzzy comprehensive evaluation method. By using the method of life-cycle cost to evaluate the cost analysis, based on the earthquake frequency of different areas and the resulting failure loss value, the derivative of a total probability formula is derived for failure loss costs, presenting the procedures and the data parameter required of decision-making on isolation projects, setting up the comprehensive value model. Analysis of project decision through a kindergarten, the function of building could improved. The whole life-cycle costs a little more and the application value is improved. Thus, the analysis result provides reference for the application of decision-making on isolation building.
