房价与地价关系是目前研究较多的一个问题,但大多数是建立在概念分析的基础上,缺乏实证研究。本文以宁波市区为例,在深入调查的基础上,借助回归分析和统计学等定量分析方法,对住宅地价及房价现状进行合理性分析,从年度变化、典型楼盘以及不同土地级别三个角度,测算、归纳出宁波市区住宅地价与房价的合理比例,旨在揭示两者之间的内在关系。

Using regression and geostatistieal methods, the article analysas the rationality of housing and land price through comprehensive investigation, measures and induces the rational ratios between housing and land price of Ningbo from the angle of annual change, typical building sets and different land rank.
