泡沫是一种资产价格急剧波动的经济现象,其理论分析框架可用“三四”原则来概括,即抓住价格这中心,分析价格是否急剧上涨,是否暴跌,从而是否导致金融或经济危机三个环节,把握宏观经济环境、投机状况、金融支持和政府调控政策四个因素。按照上述框架或范式实证分析,得出结论:中国房地产不存在全局性泡沫,亦即房价上涨,房价收入比高不一定就是泡沫。

Bubble is an economic phenomenon with drastic fluctuations in asset price, and its theoretical framework can be summarized by "one, three and four" : seizing one core-price, analyzing three chains-whether price soars, plummets, and thus leads to financial or economic crisis, and grasping four factors - macroeconomic environment, speculation, financial support and government intervention. The empirical analysis of China's real estate market within the above framework or paradigm indicates no across-the-board bubble ; climbing housing price or high housing price / income ratio does not necessarily mean bubble.
