曾经广泛使用的预制装配式大板住宅可以为新型工业化住宅的发展提供很好的借鉴。在深入研究北京装配式复合大板住宅发展过程的基础上,设计了格式化调查问卷,针对北京大板住宅的适用性能和物理性能进行了调查分析。调查结果表明,北京预制装配式大板建筑在适用性能和物理性能方面能够满足基本使用要求,得到了使用者的认可,但在外墙质量、保温、隔热、隔音和抗震等物理性能方面存在一些问题,满意度较差。从相关分析来看,这些问题与外墙质量相关性较强。因此,建议在新型工业化住宅发展中,采用精益建造的方式进行高品质预制构件和住宅部品的生产。

The former developed Prefabricated Panel Building in China will offer useful reference to the new industrialization building.Based on the intensive study on the process of the prefabricated panel building in Beijing,the formatted questionnaire is designed to study the applicable and physical performance of the prefabricated panel building.Survey results show that the application and physical performance of panel building meet the basic users＇ requirements,and it is agreed by the residents.On the other hand,the physical performance such as outer wall quality,heat insulation,heat preservation effect and sound insulation still have some problems which can not fulfill residents＇ satisfaction.According to the correlation analysis,these problems associate with external wall quality.During the development of industrialization building,it should pay more attention to the details of its applicable and physical performance,because these performances would not only satisfy the basic utilization need,but also cater the building-buyer with the high quality.It is concluded that the prefabricated production and part construction of new industrialization building need some scientific method,such as lean manufacture.
