在已有研究的基础上,从住房偏好的内涵与结构出发设计问卷,对辽宁省1 199个城市家庭的住房偏好因素进行分层随机抽样调查。构建住房偏好结构方程模型,研究市民不同购房用途偏好对其住房属性偏好的影响以及住房属性偏好间的关系。研究显示:住房消费用途偏好对房屋自身情况偏好的作用最强,人文与自然环境次之;住房投资用途偏好对人文与自然环境偏好、物业偏好和地理位置偏好的作用程度不如住房消费用途偏好强烈。因此,建议通过准确定位楼盘的目标客户、重视物业和地理位置来开发满足市民住房偏好的住房。

The questionnaire in the present research is based on the previous studies on the connotation and structure of housing preferences.By using the stratified random sampling survey data of 1 199 urban residents' housing preferences in Liaoning province with the help of computer-aided telephone interviews,we set up a structural equation model of housing preferences so as to find out the effects of different housing purchasing purposes on housing attributes as well as the relationships between housing purchasing purposes and housing attributes.It has been found that the urban resident with a housing consumption preference usually gives priority to the housing attributes,and places a humanistic and natural environment in the second place.However,the housing investment preference cares less about the humanistic and natural environment,the property management as well as the geographic location than the housing consumption preference.Accordingly,we suggest that housing estates should meet urban residents' preferences mostly by locating target customers and attaching importance to property management as well as geographic locations.
