通过总结预售商品房价格的主要特点,运用需求、动机、行为理论和预期机制,系统地探究了预售制度对商品房价格变动的影响过程,得出了预售商品房现期价格的变化与未来预期价格的变化是同方向的结论。在此基础上,应用机会成本理论,对商品房价格在预售期间的理性波动幅度进行了分析,指出我国当前预售商品房价格上涨幅度较大。最后,针对预售商品房价格问题,提出了可行的解决措施,具体包括完善房地产开发企业的融资机制等四项政策建议。

By summarizing the major characteristics of pre-sold commodity housing price and utilizing theories of demands,motivation,behavior and expectation mechanism,this paper systematically probes into the process of how presale system affects housing price fluctuation,and comes to a conclusion that the current price fluctuation of pre-sold commodity housing and the expected future price fluctuation are in the same direction.On such a basis,by applying opportunity cost theory,this paper analyzes the reasonable fluctuation range of housing price in the period of presale and points out that,in current China,pre-sold commodity housing price rises significantly.Finally this paper proposes specific feasible measures aimed at the issue of commodity housing presale price including four policy recommendations such as improving financing mechanism of the real estate development enterprises,etc.
