房地产对国民经济有重要促进作用。房地产价格对全社会的消费、投资等宏观经济变量产生直接影响,一直是社会关注的焦点。由于近几年房地产价格持续走高,加之政府的调控成效与预期有差距,因此应重新审视影响房地产价格的各种因素。通过多元回归分析从中找出了房地产价格高企的根源,结论是货币供给量超发和城镇化水平的提高是房地产价格上升的基本原因,这为房地产调控及把握房地产价格走势提供了基本依据。

Real estate has played an important role in promoting the national economy and its price has been so- cial focus because it has directly affected consumption, investment and other macroeconomic variables. It is neces- sary to review the factors that affect price because of the increasingly rise of real estate price and the gap between governmental regulation and social expectation in recent years. This paper intends to find the reason behind the high price of real estate through a multi - perspective analysis of such price. The author suggests that the foundation for such price is the huge issue of currency and the rapid urbanization, which constitutes a basic ground for real es- tate regulation and price trend in the future.
