我国房地产价格在2004~2013年10年间持续上涨,甚至是愈调控愈猛涨,远远超出居民和实体经济的承受范围。本文试从四个方面来分析房地产价格持续上涨的原因,一是房地产经济的供求因素,二是宏观经济因素的负面效应,三是制度性因素,四是社会因素。对于这种种原因,迫切需要社会各阶层形成共识。

Chinese housing prices have being soaring since 2004. Although more and more regulations have been carried out, the housing prices became higher and were out of control. Thus the housing prices were far beyond urban residents’ purchasing power and tolerance range of real economy. However, the Chinese real estate prices were able to be sustained and continue to rise for ten years. The soaring housing price became to a serious problem in China. The thesis analyse the causes of rising housing price from four perspectivces: market factors, macroeconic factors, institutional barriers and social factors. It’s urgent to come up with some countermeasures to adjust the housing market and bring it back on the normal track in the longrun.
