城市的发展离不开基础设施等项目建设设,而这些项目建设又不可或缺地需要土地资源,城市土地的获取在很大程度上需要进行国有土地房屋征收。房屋征收过程中房屋价值补偿是否合理,征收补偿金额能否保证被征收人的合法权益以及非住宅房屋的补偿是否公正、公平,是最需要注意的问题。本文结合当前房屋征收补偿实践中存在的问题问题,利用供给需求理论,对房屋征收价值补偿进行研究究,对住宅类房屋的价格补偿进行了修正,并确定了工业类房屋土地价格的计算方法,使征收补偿趋向合理。

The development of the city is dependent on the construction of infrastructures; the construction of these projects need land resources, and the urban land acquisition needs state -owned land house acquisition. It is a notable issue whether the value compensation of the housing expropriation is reasonable or not; whether the amount of the compensation can guarantee the lawful rights and interests of the housing owner or not; and whether non -residential housing compensation is fair and just or not. The paper combines the current problems existing in the housing compensation, uses the theory of demand and supply to study the value compensation of the housing expropriation, corrects the value of residential housing compensation, and determines the value calculation method of industrial housing land as to make the housing expropriation more reasonable.
