物业管理作为房地产开发链条最末端的售后服务环节,是房地产业的重要组成部分。随着我国城镇化进程的加快,经济的持续快速发展,中小城市的房地产业特别是住宅小区的开发建设发展迅猛,如何规范发展中小城市物业管理工作就具有重要的现实意义。本文简要介绍了房地产与物业管理的关系,通过对我国中小城市物业管理特点及存在问题的分析,提出了完善管理体制、抓好试点样板、政府牵头扶持、强化企业责任、扶持本土物业企业成长等提升管理水平的对策。

Property management, as the end of the service sectors of the real estate development chain, is an important part of the real estate industry. With the acceleration of the urbanization process, the sustained and rapid economic development and the rapid construction of the real estate industry in small and medium- sized cities in China, especially residential quarters, how to regulate the development of property management in small and medium - sized cities has an important practical sig- nificance. This article briefly describes the relationship between real estate and property management of small and medi- um -sized cities in China, analyzes the property management characteristics and problems, and puts forward some counter- measures of improving management system, conducting pilot models, promoting government- led supports, strengthening corporate responsibility and supporting the growth of local property companies as to improve the management level of prop- erty management in small and medium- sized cities.
