本文系统梳理和回顾了地价梯度相关理论以及国内外实证研究案例,利用2009-2013年土地出让数据,采用特征价格模型研究了环首都经济圈住宅用地价格梯度空间分布互异性及其影响因素。研究表明:环首都经济圈各区域到北京市中心的住宅用地价格梯度均为负,呈现出住宅用地价格随着到北京城市中心距离的增加而衰减的特征,但各区域地价梯度存在着明显的互异性;到北京市中心的距离和通行能力是影响住宅用地价格梯度差异性的重要因素,两者对住宅用地价格梯度存在显著的减缓作用。
本文繫統梳理和迴顧瞭地價梯度相關理論以及國內外實證研究案例,利用2009-2013年土地齣讓數據,採用特徵價格模型研究瞭環首都經濟圈住宅用地價格梯度空間分佈互異性及其影響因素。研究錶明:環首都經濟圈各區域到北京市中心的住宅用地價格梯度均為負,呈現齣住宅用地價格隨著到北京城市中心距離的增加而衰減的特徵,但各區域地價梯度存在著明顯的互異性;到北京市中心的距離和通行能力是影響住宅用地價格梯度差異性的重要因素,兩者對住宅用地價格梯度存在顯著的減緩作用。

The paper gives a brief review about the land gradient theories and empirical case studies at home and abroad. Based on the hedonic land price models, the residential land price gradients in Economic Circle around the Capital of China (ECCC) is estimated using the auctioned price of residential land from 2009 to 2013. The results show the residential land price gradients from the ECCC to the center of Beijing are significantly negative, presenting the characteristic of residential land prices decrease as the distances to the center of Beijing increase, but the land price gradient of different regrons have an obvious contrast; the distance to the center of Beijing and transportation capacity are two important factors affecting the residential land price gradients, both of which have a significant show-down effect.
