房地产项目违约严重侵害了购房者的利益,也造成了恶劣的社会影响。违约现象频发的内部动因是开发商与购房者在房屋交易过程中违约成本低;外部诱因表现为:房地产项目开发准入门槛低,开发商资质良莠不齐;市场融资成本增多提高了房地产商违约率;法律监管体系对房地项目违约监管缺失。所以,要从政府规制、信息披露机制设计、法律援助机构设立等几方面对房地产项目开发进行严格管控,从而有效减少房地产违约事件的发生。

The defaults of real estate project would cause the infringement of the interests of buyers, and cause the negative social influence. Based on the economics perspective, it studies the internal factors and external conditions of the default behaviors of real estate projects. The results find that the inner motivation is the low infringement cost of building contractors in the process of house purchase transactions. Meanwhile, the external causes are low barriers to entry of real estate project and the increased cost of finance, which could increase the default rates of real estate developers, and absence of legal supervision system of real estate project. Furthermore, from several different aspects such as government regulation, information disclosure and legal aid agencies setting up, it makes several policies to reduce real estate defaults effectively.
