不动产物权登记公信力主要取决于物权公示制度、登记审查制度以及物权行为制度。登记成立主义与实质审查协力为登记公信力提供了制度基础。采取形式审查主义的德国,其登记具有公信力,在于物权行为无因性将物权行为与债权行为进行效力绝缘。德国法的流通抵押,抵押权公信力的完全获得,尚需抵押权抽象性理论与物权行为无因性理论的结合。我国登记模式应为登记成立主义＋物权行为有因性＋实质审查主义＋担保物权从属性。如果土地使用权将在大范围流转,应建立权利流转的登记成立主义,如果土地使用权将仅仅在集体范围内（熟人社会之间）流转,那么任何形式的登记都将是多余的。

The credibility of registration of real right mainly depends on the systems of publicity of real right,registration censorship and juristic act of real right. Registration validity doctrine and substantial examination provide institutional basis for the credibility of registration. The credibility of registration with formal examination in Germany relies on Abstraktionsprinzip,which allows the validity of juristic act of real right independent from that of juristic act of creditor＇s right. Verkehrshypothek in Germany acquire the credibility of registration through relaxing Akzessiorietat. The registration mode in China should be registration validity doctrine ＋ Kausalprinzip ＋ substantial examination ＋ Akzessiorietat. Registration validity doctrine should be required if the right of land use can be traded in massive scope,while any registration will be unnecessary if the land can only be traded within the same rural collective organization（ between familiars）.
