以徐州市二手房数据为样本,分别采用最小二乘法和分位数回归方法进行对比分析,探究城市住宅特征对二手房挂牌价的影响关系。研究结果表明住宅特征对不同价位二手房挂牌价的影响作用存在显著差异。住宅面积、装修程度对高价位住宅房价正向影响较大,而房龄、复式结构对低价位住宅房价负向影响较大;低价位二手房购房者更在乎交通出行、学校、大型超市等特征,而中高价位二手房购房者更看重小区绿化率、医院等特征;急售会降低二手房挂牌价。

Taking Xuzhou second-hand house data as the samples, compared with the least squares method and quantile regression method, this article analyzed the impact of urban house characteristics on the asking price of second-hand house. The results showed that there were significant differences between the house characteristics and the prices of second-hand house. The positive impact of high price lay in floorage and decoration while the negative impact of low price lay in ages and duplex structure. Low-priced second-hand house buyers cared more about traffic, schools, supermarkets;high-priced buyers paid more attention to community greening rate, hospital and other factors. Distressed sales may reduce its asking price.
