基于资本结构的相关理论,采集有关数据并构建研究模型,探讨房地产上市公司资本结构影响因素及其效应.在研究企业规模、资产担保能力及盈利能力、偿债能力等与资本结构关系的基础上,结合我国房地产行业的调控现状和行业特征,提出优化企业资本结构的相关建议.

Based on relevant theory,through data collecting and model establishing,the paper discusses the factors which affect the capital structure of the real estate industry andits influence. Then,studies the relationships between the size of the companies,assets guarantee capability,profitability,debt paying ability and other factors with capital structure. Finally,according to the current situation of the real estate regulation and the characteristics of real estate,proposes some suggestions on how to optimize the enterprise's capital structure.
