居住物业在我国房地产市场中具有重要的作用,构建适宜地、自动化的居住物业批量评估系统,为客观、公正、科学、高效的房地产批量评估提供技术支持已成为房地产信息化发展的一个重要方向.本文在介绍时域产品模型的基础上,采用B/S与C/S混合的网络架构,利用MyEclipse7.0+Struts+SqlServer 2008+Ajax+Jsp.net等平台工具,设计并实现了居住物业批量评估系统.实际应用证实,该系统可以实现居住物业的批量评估,相对于基于传统自动估价模型(AVM)的批量评估系统,具有更好的适应性、工作效率和精准性.

The practical application has proved that the system can realize batch evaluation of residential property, and has better adaptability, work efficiency and accuracy compared with bulk evaluation system based on the traditional model (AVM).
