According to analyze the meanings and applicable conditions and specific operation steps of the market comparison method,we found that there are still many problems about the market comparison method when it was used in land evaluation field.For example,selecting the comparable cases is difficult,veracity is bad,fixing the influence factors is subjective,meth-od of dating the evaluation result is not reliable and so on.The paper proposed some countermeasures,including that we should build a perfect comparable cases database,fix the influence factors and proportion scientifically,perfect the method of dating the evaluation result.
